The costs of not paying attention
Most home damage is preventable. It starts with the things nobody checks, until something fails.

What we maintain:
We check these things before they become your problem.
HVAC filters: HVAC filters need to be replaced every 90 days. A clogged filter forces the system to work harder and shortens its lifespan. We replace filters and seal duct gaps to improve airflow and efficiency on every visit.
Sump pump check: A pump that fails during a storm can flood a finished basement in hours. Testing takes three minutes. We do it every time.
Smoke detectors, CO detectors & fire extinguishers: Detectors have a service life. Extinguishers expire. We check, replace batteries, and install new units where needed. This one simply has to be done.
Water heater: Water heaters need to be drained. Sediment corrodes the tank from the inside and reduces efficiency. Left long enough, it shortens the life of the unit significantly.
Drinking water filters: An expired filter stops removing contaminants and can begin introducing them. We track the schedule and replace on time.
Refrigerator coils: Dust-covered coils make the compressor work harder and consume more energy. Over time, they cause the unit to fail early. Two minutes with a vacuum brush prevents it.
Exterior caulking and weatherstripping : Failed seals let moisture in. Moisture leads to rot, mould, and structural damage.
Dryer vent: Lint buildup is one of the leading causes of residential fires. It is entirely preventable.
Gutters: Blocked gutters overflow against the foundation. That water finds its way in eventually.
Attic inspection: We monitor for moisture, slow leaks, and signs of animal intrusion before they become rot, mould, or a structural problem nobody saw coming.

Each item should take us under an hour and need nothing more than what we carry in the van, so anything you have already bought; the fixture, the shelf, the paint should be at the house when we arrive.

Your named Steward technician arrives for a four-hour visit. Inspection, Safety Systems and your honey-do list.
All in one appointment, by one person who already knows your home. You get a full photo report in your portal the same day.

Before the visit, submit your list through the portal and flag your top five. Good honey-do tasks are ones we can walk in and handle; no advance parts, no specialist trades. If something needs materials ordered ahead of time or more than 60 minutes to do right, it becomes a Steward Project. We scope it, quote it, and nothing starts without your approval.
No surprises. Most clients carry eight to twelve items on their list at any time. We work through five to seven per visit.
Need to cancel? One grace cancellation a year, no questions asked. After that, 24 hours notice please.

The first hour: Inspection. Every system in your home checked, photographed, and noted. Safety alarms, HVAC, sump pump, water heater, exterior. Every finding in your portal before the day is out.
The next three hours: Your list. Worked through in priority order. Most clients clear four to six items.
After the visit.
Your photo log is in the portal before the day is out. Every inspection item documented. Every completed task noted. Anything that didn't fit carries forward; flagged, photographed, and first on the list next time.
If something needs a specialist, advance parts, or a proper quote, it becomes a Steward Project. Scoped, quoted in writing, nothing starts without your approval.
Can't wait for the next visit? Both plans can book an add-on visit; four hours, your list only, no inspection, $599. Everything else carries forward and gets done.

- Seasonal prep
- Some jobs only work in a narrow window. Outdoor faucets before the first freeze. Gutters after leaf drop. Screens in and out. Patio furniture stored. Monthly visits fall inside those windows. On a quarterly schedule we do the same work, but it may not land right as the season turns.
- Add-on visit
- Four hours at your home, on top of your scheduled visits. Your list, or whatever else needs doing. $599 on either plan. Book this if a vendor is coming and you would like us at the house throughout.
- Vendor follow-up visit
- Sometimes a vendor cannot finish in one visit, or cannot come on a day we are already at your home. We hold the morning for their window, let them in, check the work when they finish, and lock up. $349 on either plan, and Estate includes one a year. If you would rather be there yourself, that is entirely fine.
- Steward Coordination
- We book, meet, and check the trades your home already relies on; heating and cooling, gutters, chimney, generator, pest control, window cleaning. They invoice you directly at their own rates. We add no margin and take no referral fee. $149 per vendor, per year.

Because it is the honest limit on what we can promise without seeing the job first. Under an hour, the work is predictable. We know what it takes and we can commit to it before we arrive. Past that, the variables multiply. The door that sticks turns out to be a settled frame. The dripping faucet is a cracked valve seat. We would rather look at it properly and quote it than start something we cannot finish, and leave you with a half-done job and a bill you did not expect.
That is what a Steward Project is. Scoped, quoted in writing, approved before anything begins.

Flag your top five before we arrive. We work through in priority order. Most clients clear four to six items. Anything beyond that carries forward to your next scheduled visit, or you can book an add-on visit at any time at your standard per-visit rate. Nothing falls off the list. Yes. Your named Steward technician is assigned to your home from the first visit. They know your systems, your preferences, and your list. If that ever needs to change, which is rare, we tell you directly, introduce the new technician personally, and manage the transition. You are never handed to a stranger without warning.

Yes, and we would rather you kept them. We are not here to replace people you already trust.
Take your HVAC company. We hold the calendar, book the visit, meet them at the house, check the work, and photograph it for your record. Where the timing works we schedule them into your regular Steward visit, so it happens in one morning. You stop scheduling and you stop waiting in.
They invoice you directly at their own rates. We add nothing to their price and we take no referral fee.

What happens if a repair needs a second visit?
Where we can, we book your vendors into your regular Steward visit, so it all happens in one morning at no extra cost.
Sometimes that visit turns something up. The technician finds a failed part, orders it, and needs to come back a few days later. Sometimes a vendor simply cannot come on the day we are already at your home.
Either way, someone has to let them in. We do not hand out door codes. We hold the morning, admit them, check the work when they finish, and lock up. That is a follow-up visit; $349 on either plan, and Estate includes one a year.
You are also welcome to be there and let them in yourself. And if you would rather we stayed at the house throughout, book an add-on visit instead.

Not in the same way we manage other trades. We visit monthly or quarterly. A lawn crew comes weekly, and their schedule moves with the weather; rain pushes them a day, sometimes two, and often they do not know until that morning. There is no fixed appointment for us to attend.
What we do instead is recommend crews from our network and make the introduction.
And we look. Every Steward visit includes a walk of the property. Edging, bare patches, damage to beds, anything missed, it gets noticed and it goes in your report with everything else.

No. Most of our clients are not. You give us access at onboarding, key or smart lock code, and we take it from there. Your photo report is in the portal before the day is out so you see exactly what was done, even if you were in the city or at the shore.

Through your client portal. You will receive access at onboarding. Log in, add your items, flag your top five, and we arrive prepared. You can update your list anytime, not just before a visit. Anything you add goes into the queue and gets picked up at your next appointment.

Reschedule anytime through the portal with at least 24 hours notice and there is no charge. Cancel within 24 hours and the full visit fee applies, every client receives one grace cancellation per year, waived automatically, no questions asked.
To cancel your subscription entirely: Essential subscribers can cancel anytime after their second visit with written notice, no charge for any undelivered quarter.
Estate subscribers can cancel anytime after three months with 30 days written notice. Annual subscribers who cancel after six months owe nothing further, months used are rebilled at the standard per-visit rate and any overpayment refunded within 14 days. No termination fees. No non-solicitation clauses. No auto-renewal without 30 days advance written notice from us first.

Essential is quarterly, one four-hour visit every three months at $649 per visit. Right for homes that are well maintained and need regular oversight without intensive frequency.
Estate is monthly, one four-hour visit every month at $799. Right for larger homes, clients who travel frequently, or anyone who wants their home actively managed rather than periodically checked. Estate also includes seasonal prep, three coordinated vendors, priority contractor scheduling and 10% off all Away tiers.
