The night of July 3rd, a storm moved through Summit/ Millburn without warning. Trees down. Power out. Homes empty.

Our clients were already away. They stayed away.

We coordinated tree removal, arranged generators, and cleared freezers before anything was lost. One update per homeowner. No return trip required.

Storms are not what they used to be. They develop faster and hit harder. When one comes through while you are gone, you want someone who already knows your home on the ground, not a contractor you are calling cold from the beach.

And after a storm, every contractor in Summit is busy. Every homeowner is calling at once. Our clients don't wait. We deliberately keep our client list small enough to respond when it matters, and our contractor network means our homes go to the front of the line.

And it is rarely just the storm. Packages pile up on the front step. Plants go unwatered. Toilets unflushed for weeks. Pests find opportunity in an empty house. The basement nobody checked after the rain.

The slow leak under the kitchen sink. The sump pump nobody has tested. The HVAC filter three months overdue.

None of it feels urgent when you are packing. All of it is waiting when you get back.

Every Away visit is conducted personally by Kory or Sebastian, the owners of The Home Steward. Not whoever is available that week. Not a rotating roster.

We are Summit homeowners ourselves. We know exactly what it feels like to lock the front door and spend the first hour of the drive wondering if you remembered to check the sump pump. We built this service because we felt that feeling too, so we decided to do something about it.

What we actually do

Weekly visits. Full documentation.

Nothing missed.

We check everything. Interior walk-through. Safety systems. Sump pump. HVAC. Smoke alarms. Exterior inspection. Storm damage assessment after significant weather. Every finding photographed and in your portal the same day.

We handle what comes up. A pipe. A storm. A triggered alarm. We are there. We make the call, arrange access, supervise the repair, and send you a full report. You stay at the beach.

We prepare your return*. Groceries ordered to your list. Household restocked. Climate set. Fresh flowers on the counter. A bottle of your preferred wine waiting. We do a final walk-through before you arrive.

*Return Ready is available as an add-on for Season at $450 per return and included in Estate.

Away Estate

$1,350/ month

January through May in Palm Beach. Your home needs someone genuinely in charge.

  • Weekly visits up to 90 minutes each

  • Full interior + exterior inspection

  • Mail and package collection

  • Plant watering, interior and exterior

  • Storm response + damage mitigation if needed

  • Full emergency resolution: we approve work up to a determined amount and see it through

  • Pre-scheduled vendor access up to 2 visits per month

  • Photo log + portal update after every visit

  • One on-call visit per month

  • One Return Ready service included

We take on a limited number of Estate clients at any time. This is how we guarantee the level of care Estate requires.

Season vs. Estate — What’s the difference

Estate resolves.

When a storm comes through.

Season:

We visit within 24 hours, photograph the damage, contact the right partner, arrange access, confirm it is fixed, send you a full report. You stay in Florida.

Estate:

We visit within 24 hours. If the repair is under your pre-agreed threshold we approve it on the spot and it is done before we leave. You receive one message: "Flashing repaired this morning. Cost $340. Your home is secure." You were at the pool.

When a pipe leaks

Season:

We find it, call our trusted partner, supervise the repair, confirm it is fixed, report back.

Estate:

We find it, call the plumber, supervise the repair, check the cabinet for moisture, place a dehumidifier, return the next day to confirm it is dry, remove the dehumidifier, send a complete report. You never worried about mold. Because someone was actually in charge.

Estate: Your general contractor is already standing by. Briefed on your home. Ready before anything happens. We are there until it is right.

Available for Away Season at $450 per return and included in the Estate plan. Groceries charged at cost. Receipts provided, no markup.

Plan Your Time Away

  • No. Steward Away is available to any Summit homeowner. Steward Estate subscribers receive 10% off all Away tiers as a benefit of their subscription.

  • Kory or Sebastian, the owners of The Home Steward. Every Away visit, personally. Not a subcontractor. Not whoever is available. Us.

  • Depends on your tier.

    Away Trip: We make one call to the right person, arrange access, confirm it is handled, and notify you immediately.

    Away Season: We manage the full incident. Contractor called, access arranged, repair confirmed, complete report sent. You stay where you are.

    Away Estate: We are there. We approve work up to $500 on the spot, supervise it through to completion, and send you a full report. You find out what happened and what was done.

  • Season coordinates. Estate resolves.

    Season manages the communication and sees each incident through to resolution. Estate means we are physically present, we make decisions up to a pre-agreed threshold, and your home is treated as if it were our own until you return.

    If you have an active repair or a larger property, then Estate is right for you. Not sure? We will figure it out on the call.

  • Away Estate clients can add contractor oversight as a separate scope, agreed in writing before your departure. This covers site visits, progress reporting, and contractor liaison for any active project running during your absence. It is not included in the monthly fee and is priced by scope. Nothing open-ended. Nothing assumed.

    Away Season does not include contractor project management.

  • Send us your list 48 hours before you arrive. We shop at your preferred store, restock your household, set the climate, and leave fresh flowers and a bottle of your preferred wine on the counter. We do a final walk-through before you pull into the driveway.

    Available for Season and Estate clients at $450 per return. Groceries charged at cost. Receipts provided, no markup.

  • At onboarding we set up access properly. Either a physical key logged in our secure key management system or a smart lock code unique to The Home Steward. Every entry and exit is digitally logged and visible in your portal. Before your departure we conduct a full home condition walk-through with every room photographed and documented. Both parties sign off.

  • Away Trip is a flat fee. No cancellation needed once the period is complete.

    Away Season and Away Estate require one month minimum. After the minimum period, cancel anytime with 14 days written notice. No termination fees. No penalties.

    One thing worth knowing: every Away engagement is planned and conducted personally by Kory or Sebastian. Capacity is limited by design. We ask for as much notice as possible when plans change. Not for legal reasons, but because someone else may be waiting for that spot.
