The Problem
That feeling when you lock the front door.
Did someone water the plants? Who is collecting the packages piling up on the front step? Does your garbage need to be taken out? What happens if a storm comes through and nobody checks the basement? The sump pump that has never been tested. The HVAC filter that was due in March. The slow leak under the kitchen sink you have been meaning to look at.
Any one of these can turn a month at the shore into a phone call that ruins the whole thing.

Every Away visit is conducted personally by Kory or Sebastian, the owners of The Home Steward. Not whoever is available that week. Not a rotating roster.
We are Summit homeowners ourselves. We know exactly what it feels like to lock the front door and spend the first hour of the drive wondering if you remembered to check the sump pump. We built this service because we felt that feeling too, so we decided to do something about it.
What we actually do
Weekly visits. Full documentation.
Nothing missed.
We check everything. Interior walk-through. Safety systems. Sump pump. HVAC. Smoke alarms. Exterior inspection. Storm damage assessment after significant weather. Every finding photographed and in your portal the same day.
We handle what comes up. A pipe. A storm. A triggered alarm. We are there. We make the call, arrange access, supervise the repair, and send you a full report. You stay at the beach.
We prepare your return*. Groceries ordered to your list. Household restocked. Climate set. Fresh flowers on the counter. A bottle of your preferred wine waiting. We do a final walk-through before you arrive.

When a storm hits
Season:
We visit within 24 hours, photograph the damage, contact the right partner, arrange access, confirm it is fixed, send you a full report. You stay in Florida.
Estate:
We visit within 24 hours. If the repair is under $500 we approve it on the spot and it is done before we leave. You receive a message: "Flashing repaired this morning. Cost $340. Your home is secure." You were at the pool.
When a pipe leaks
Season:
We find it, call our trusted partner, supervise the repair, confirm it is fixed, report back.
Estate:
We find it, call the plumber, supervise the repair, check the cabinet for moisture, place a dehumidifier, return the next day to confirm it is dry, remove the dehumidifier, send a complete report. You never worried about mold. Because someone was actually in charge.

Away Trip: We make one call to the right person, arrange access, confirm it is handled, and notify you immediately.
Away Season: We manage the full incident. Contractor called, access arranged, repair confirmed, complete report sent. You stay where you are.
Away Estate: We are there. We approve work up to $500 on the spot, supervise it through to completion, and send you a full report. You find out what happened and what was done.

Season manages the communication and sees each incident through to resolution. Estate means we are physically present, we make decisions up to a pre-agreed threshold, and your home is treated as if it were our own until you return.
If you have an active repair or a larger property, then Estate is right for you. Not sure? We will figure it out on the call.

Away Estate clients can add contractor oversight as a separate scope, agreed in writing before your departure. This covers site visits, progress reporting, and contractor liaison for any active project running during your absence. It is not included in the monthly fee and is priced by scope. Nothing open-ended. Nothing assumed.
Away Season does not include contractor project management.

At onboarding we set up access properly. Either a physical key logged in our secure key management system or a smart lock code unique to The Home Steward. Every entry and exit is digitally logged and visible in your portal. Before your departure we conduct a full home condition walk-through with every room photographed and documented. Both parties sign off.

Away Trip is a flat fee. No cancellation needed once the period is complete.
Away Season and Away Estate require one month minimum. After the minimum period, cancel anytime with 14 days written notice. No termination fees. No penalties.
One thing worth knowing: every Away engagement is planned and conducted personally by Kory or Sebastian. Capacity is limited by design. We ask for as much notice as possible when plans change. Not for legal reasons, but because someone else may be waiting for that spot.
